Our Conveyancing Services

Complete residential conveyancing across Melbourne and Victoria — handled with care, precision and clear communication from contract to settlement.

Buying a property

We review your Contract of Sale and Section 32 before you sign, conduct the necessary searches and enquiries, liaise with your lender and the vendor, and manage settlement so you can collect the keys with total peace of mind.

Selling a property

We prepare your Contract of Sale and Vendor’s Statement (Section 32), order the certificates required and coordinate a smooth, on-time settlement of your sale.

Property transfers

Transferring property between family members, spouses, partners or related parties? We handle related-party transfers and title dealings accurately, including the relevant duty and Land Use Victoria requirements.

First home buyers

Buying your first home is exciting — and we make it simple. We explain the process step by step and help you understand the grants, stamp duty concessions and exemptions you may be entitled to.

Section 32 & contract reviews

Already have a contract in hand? We’ll review the Section 32 Vendor’s Statement and Contract of Sale, point out anything of concern and advise you before you commit.

Auction purchases

Planning to bid? We review the contract before auction day so you can raise your hand with confidence, knowing exactly what you’re buying.

FAQs

Questions, answered

A few of the things clients most often ask us. Can’t see yours? Just get in touch.

Conveyancing is the legal process of transferring ownership of property from one person to another. It covers everything from reviewing the contract and preparing legal documents, through to attending settlement and registering the change of ownership.
The earlier the better. Ideally, contact us before you sign a Contract of Sale or bid at auction, so we can review the contract and Section 32 and make sure you understand exactly what you’re committing to.
A Section 32, or Vendor’s Statement, is a document the seller must provide to the buyer before signing. It discloses important information about the property — such as title details, rates, zoning, easements and any outstanding notices. We prepare it for sellers and carefully review it for buyers.
Yes — we’re based in Niddrie but licensed to act for clients right across Victoria. Wherever you are in Melbourne, we service you. Much of the process is handled electronically, and we’re happy to meet in person too.
We provide a clear, fixed-fee quote upfront so you know exactly where you stand, with no hidden surprises. Costs can vary depending on the type of transaction, so the best way to get an accurate figure is to give us a quick call or request a quote.
A standard settlement period in Victoria is often 30, 60 or 90 days, but it’s set by the contract and can be negotiated. We’ll keep your transaction on track and let you know the moment it settles.
