The Purchase Process
Conveyancing Melbourne Suburbs uses a comprehensive checklist of the activities and documents that are necessary to complete a purchase.
We provide you with an overview of tasks we complete once a Contract has been received by our office:-
- Conveyancing Melbourne Suburbs conducts up-to-date title searches for your conveyancing transaction.
- Conveyancing Melbourne Suburbs arranges the preparation of the Transfer of Land for your conveyancing transaction.
- Conveyancing Melbourne Suburbs prepares Nomination Forms for your conveyancing purchase if all parties are not present when the Contract of Sale is initially signed.
- Conveyancing Melbourne Suburbs prepares an initial letter to the Purchaser informing one of many things i.e. Advising Purchaser to check measurements, explaining insurance requirements, explaining Purchaser’s responsibilities in relation to the connection of utilities, estimating costs of stamp duty & registration fees, confirming our costs etc.
- Conveyancing Melbourne Suburbs prepares & sends Requisitions on Title to Vendor’s Representative (only if the Estate Agents (Contracts) Regulations 2008 version is not used)
- Conveyancing Melbourne Suburbs orders Certificates including:- Title Searches, Building Certificate, Land Information Certificate, Water/Encumbrance Certificate, Planning Certificate, Land Tax Certificate, Roads Certificate & Owners Corporation Certificate (if applicable).
- Conveyancing Melbourne Suburbs also provides copies of forms prepared by our firm to the Purchasers Lender together with copies of Contract of Sale, Transfer, Title Search, Certificates & Vendor Statement.
- Conveyancing Melbourne Suburbs also attends to checking all Certificates & answers to Requisitions (if Requisitions are applicable) making sure they do not conflict with the information provided in the Vendor Statement.
- Conveyancing Melbourne Suburbs contacts Council, Water & Land Tax Authorities to establish whether rates & charges have been paid in full or if any arrears are outstanding. We also request a final meter reading from the appropriate water authority.
- Conveyancing Melbourne Suburbs prepares Statement of Adjustments and Settlement Statement and forwards same to the Vendor’s Representative.
- Conveyancing Melbourne Suburbs books settlement with Vendors Representative & also with your lender/mortgagee.
- Conveyancing Melbourne Suburbs advises client/lender in writing of cheque details required for settlement.
- Conveyancing Melbourne Suburbs attends to settlement on our clients behalf.
- Conveyancing Melbourne Suburbs telephone’s client advising settlement has occurred.
- Conveyancing Melbourne Suburbs attends to preparation of a Notice of Acquisition and sends Acquisition Notice to Council & Water Authorities for finalization of the conveyancing transaction.
- Conveyancing Melbourne Suburbs sends out a final letter to the Purchaser which will include a Statement of monies disbursed, enclosing copies of Statement of Adjustments & enclosing our account.
- Conveyancing Melbourne Suburbs attends to stamping, lodging and registering transfer of land (if the buyer does not have a mortgagee).
